Congratulations on taking the first step towards purchasing your new construction home. We understand that this is an exciting process that can also feel a little overwhelming – you will learn a lot. Our team at AP Dodson is here to guide you through the decision-making process that will help make the house your home.
Buying new construction is a different process than buying your typical pre-built home. What’s included, what’s not, all the costs? As with any situation where you’re moving or about to spend a lot of hard-earned money, it’s important to go in prepared – and that means asking the right questions.
Here are a few questions you may be already asking yourself.
Is the lot cost included?
All lot costs are included with any AP Dodson listing. From the foundation to the windows to the beams and the roof plus your backyard, all cost are included.
How long will the building process take?
It’s important to know what you’re getting into timing-wise with a new construction build, particularly if you have a house to sell first or you’re going to be renting. A general time frame for what to expect when we start the building process is 6 to 8 months. Depending on the availability of specific selections and materials, 6 to 8 months is a reasonable time frame.
What warranties are provided with the house?
Most new construction homes come with one or more warranties that protect you in the event of a mishap early on, including a short-term whole-house warranty and a longer structural warranty. AP Dodson provides a 1-year warranty on components of the home and 2-year warranty on electrical and mechanical and a 5-year slab warranty
What are the standard finishes?
When it comes to standard finishes for homes, each AP Dodson community has its own design selections. It depends on which community you choose to call home. Are there options to upgrade?
AP Dodson offers many options for upgrades. From your kitchen to the exterior of your home, the options for upgrading are very impactful and affordable. Update your kitchen cabinets by bringing them all the way up to the ceiling. Add a free-standing tub in your master bathroom plus a custom tile shower for a truly relaxing retreat. Add a few barn doors, some interior brick or and outdoor gas fireplace.
Our team will provide you with all the available upgrades and you’re welcome to add whatever fits into your lifestyle and budget.
Is landscaping included?
Yes! One of the finishing touches for all AP Dodson homes is the landscape for the front yard. We also add sod to the entire front yard. Additional pallets of sod can be purchased as an upgrade.
Are there any financial incentives for using the builder’s preferred lender?
Yes. When you buy an AP Dodson home, you can receive up to $4000 towards closing costs with our preferred lender and title company.
